Building systems for spaces that work every day.

Office buildings, retail and other commercial space, new builds and fit-outs alike. We deliver the power, heating and cooling and life-safety systems that tenants rely on from the first day of occupancy.

Commercial buildings

Commercial buildings have to suit the people working in them and the tenants who lease them. That means reliable power and lighting, comfortable heating, cooling and ventilation, and life-safety systems that pass inspection the first time.

Much of the work happens in two stages: the base building, then tenant fit-outs that change as leases are signed. Both have to fit together, and fit-outs often happen while neighbouring tenants are open for business.

What makes it hard

The challenges we plan for.

Every sector has its own risks. These are the ones we plan around from the first meeting.

  • Base building and fit-out

We plan base-building systems with future tenant work in mind, so fit-outs connect cleanly instead of reworking what is already installed.

  • Occupied floors

Fit-outs and upgrades are scheduled around tenants who stay open, with noisy work and shutdowns planned outside business hours where needed.

  • Energy performance

Owners expect efficient buildings. We install and commission heating, cooling, lighting and controls so they perform the way the design intended.

Our approach

Planned for the building now and the tenants later.

We work with the owner, general contractor and design team to understand how the building will be leased and used, then size and route systems so future tenant work is straightforward.

On fit-outs in occupied buildings, we agree shutdowns, access and working hours with property management in advance, so tenants and visitors are disturbed as little as possible.

Typical scope
  • Base-building power and distribution
  • Lighting and lighting controls
  • Heating, cooling and ventilation
  • Plumbing and domestic water
  • Sprinkler systems and modifications
  • Tenant fit-outs and renovations
